ONTITLE:In Search of Sustainable DevelopmentMacau’s Urban Renewal Programs within the “9+2” and “10+3” RegionalEconomic Cooperation FrameworkSUMMARY:While facing an unprecedented economic boom led by influx of foreigndirect investment in the gaming industry, the MSAR government, aware ofincreasing social disparity, is making promises to conduct a comprehensiveurban renewal project so as to lift at least of its citizens from substandard livingcondition. This paper argues that workable renewal project should become a jointventure which involves government, business, civic bodies as well as its residents;and this balanced approach will undoubtedly enable related groups to participatein the process and to work for their proper interests.Furthermore, massive urban renewal and new urban development projectsshould be turned into series of business activities in order to bring about a secondindustrial clusters, which is next to its gaming and related industries such astourism, exhibitions, logistics and conference, and etc.Indeed, a multiple approach is necessary if socioeconomic developmentprojects are going to benefit various sectors of Macau citizens, supporting theirefforts to better their living conditions and to fulfill their meaning of life as prom-ised by the “One Country, Two Systems” and modern civilization.

I may as well admit that I also imagined I might get a firsthand look at how deep the trouble could be when (and not necessarilyif ) the air begins to rush out of this real-estate market. But winter turned to spring, and spring turned to summer. The strong sales forhouses and condominiums of both coasts, even in cities like Las Vegas and Phoenix, continued apace. Sales figures for existing homesbroke records. Sales figures for new homes broke records. Sales of Toll Brothers homes broke records. At one of the company’sdevelopments, the Estates at Princeton Junction, a half-built community of houses and apartments outside of Princeton, N.J., I watchedas steadily rising prices met little resistance. By midsummer, big houses that were selling for $560,000 when they first hit the market 24months earlier were now going for at least $935,000. …..” [Jon Gertner, “The House-Building Industrial Complex: How the Mega-Developers Have Transformed What We Call Home”; in : THE NEW YORK TIMES MAGAZINE, October 16, 2005, p. 48].
